Alexandria announces upcoming deadline for second-half real estate tax payments

The City of Alexandria has issued a reminder to taxpayers that the second half of the 2024 real estate tax, along with the refuse fee and stormwater utility fee, is due on November 15, 2024. The real estate tax rate for this calendar year stands at $1.135 per $100 of assessed value.

In contrast to the real estate tax, both the refuse fee and stormwater utility fee are calculated based on the city's fiscal year from July 1 through June 30. The second half refuse fee amounts to $250 per can, which represents half of the annual $500 rate for fiscal years 2024 and 2025. Meanwhile, the stormwater utility fee is set at $162.05 per Equivalent Residential Unit (ERU), accounting for half of the annual charge of $324.10 for fiscal year 2025.

Property owners or their mortgage companies should have received bills in October 2024. A late payment penalty will apply to any unpaid taxes and fees not settled by the due date. This penalty is five percent if paid by November 30, increasing to ten percent if paid on or after December 1, or a minimum of $10, whichever is greater. Interest accrues annually at ten percent for unpaid taxes and penalties during the first year and decreases to five percent in subsequent years until fully paid off.

Residents aged 65 or older or those who are permanently disabled may qualify for relief under Alexandria's Real Estate Tax Relief Program for Elderly and Disabled individuals. "Starting in calendar year 2024, the Alexandria City Council has increased the allowable income limits for this program," according to city officials.

Military veterans with a service-connected disability certified as total and permanent by Veterans Affairs may be eligible for full exemption from real estate taxes on their primary residence within Alexandria.
